At just under 124 m² across two levels, the layout is well-proportioned for a two-bedroom household that wants genuine living space without unnecessary scale. Large energy-efficient windows are positioned to maximise natural light across both floors.

The ecological timber frame construction uses Baufritz's proprietary wood shaving insulation throughout, paired with modern heating, climate control, and eco-friendly water heating. The Mommsen also meets Baufritz's allergy-friendly material standard, which is a consistent feature of their builds and a genuine point of difference in the timber frame market.

The facade combines contemporary finishes with timber detailing, giving it a considered appearance without leaning too heavily on either modern minimalism or traditional Alpine references.
