The k3.12 studio is kitHAUS's smallest dedicated ADU configuration, at 13 ft x 13 ft with a bathroom and kitchenette included. It uses the M.H.S. aluminum framing system with SIP panel insulation and assembles on site. Intended as a fully self-contained accessory dwelling unit for a residential property.
What We Love
Fitting a bathroom and a kitchenette into 169 sq ft of a 13 ft x 13 ft module is the whole problem with small ADU design, and the k3.12 solves it without growing the footprint: it is kitHAUS's smallest fully self-contained dwelling, not a studio with plumbing tacked on.
